Kentucky Quit Claim Deed Form |

The Kentucky quit claim deed is a document that is a document whereas the Grantor is simply interested in quitting their interest or their share of the interest in a piece of real property. This document will not promise that the title is good with regard to the property. The Grantor, with use of this document, is offering no warranty that there would be no later claim against the property or the title itself. If any of this document is used the Grantor will not be obligated to defend the title or property, should any problems arise, from a legal aspect.
How to Write
Step 1 – The Parties – Enter:
- The name(s) of the Grantor(s)
- Address
- City
- State
- Indicate marital status – check the appropriate box
- AND
- Provide the amount (in U.S. dollars) – words and numeric – paid to and received by the Grantor
- AND
- Submit the name(s) of the Grantee(s)
- Address
- City
- State
- Select the box that applies
Step 2 – Real Property Information – Provide the following:
- The location of the property
- Address
- City
- State
- Land Parcel information
- Provide the location of the deed registry holding the original description of the property
- Book and page
- Land legal description
- Provide an approximation of the square feet of the land
- In the line provided, enter any known easements and/or land restrictions
- Name of most previous grantor(s)
- Book and page of most previous deed
Step 3 – Signatures – To be signed in service of a notary:
- Date the signatures in agreement in dd/m/yy format
- Submit the Grantor(s) signature(s)
- Printed name(s)
- Date of signature(s) in mm/dd/yyyy format
- AND
- Grantee(s) signature(s)
- Printed name(s)
- Date of signature(s) in mm/dd/yyyy
Step 4 – Notarization-
- The notary public shall witness all signatures
- The remainder of the notarization will be completed by the notary, in acknowledgement
- The notary shall affix the notary seal
