Illinois Quit Claim Deed Form |
|
The Illinois quit claim deed is a legal document that is used to do nothing more that convey the Grantor’s (seller) interest to a Grantee (buyer). This document is used, for the most part, by investors, banks and in divorces. The Grantor wants to “quit” their claim in the interest of the property. There is no warranty, leaving the Grantor free of obligation to defend a Grantee in the event of a third party claim. The Grantor may have no interest at all and it’s possible that they don’t even own the property. Use of this document could leave a Grantee vulnerable.
Once the document has been completed, they are required to provide required signatures in the presence of a certified notary.
