Illinois Quit Claim Deed Form

The Illinois quit claim deed is a legal document that is used to do nothing more that convey the Grantor’s (seller) interest to a Grantee (buyer). This document is used, for the most part, by investors, banks and in divorces. The Grantor wants to “quit” their claim in the interest of the property. There is no warranty,leaving the Grantor free of obligation to defend a Grantee in the event of a third party claim. The Grantor may have no interest at all and it’s possible that they don’t even own the property. Use of this document could leave a Grantee vulnerable.

Once the document has been completed, they are required to provide required signatures in the presence of a certified notary.

How to Write

Step 1 – Mail To – Enter the following:

  • Name and address of the person to whom the document must be returned to after it’s been filed and recorded

Step 2 – Taxpayer(s) Information –

  • Enter the name and address of the person(s) responsible for paying taxes on the property

Step 3 – The Parties – Submit –

  • Enter the name(s) of the Grantor(s)
  • Name of the County of residence
  • Enter the numerical amount paid to and received by the Grantor
  • AND
  • Name(s) of Grantee(s)
  • Address
  • County of residence

Step 4 – Legal Description –

  • Enter the legal description of the property

Step 5 – Signatures – Submit before a notary public:

  • The Permanent Index Number(s)
  • Address of the property
  • Print or Type the Grantor(s) name(s)
  • Notary affix the official seal

Step 6 – Notarization –

  • After witness of the Grantor(s) signatures and affixing their official seal, the notary shall complete the remainder of the notary section in acknowledgement
  • Again the notary shall affix the seal and they shall then witness the signature of the Grantee, Agent or Sales Agent
  • Enter the name and address of the individual who has completed the document
