Colorado Special Warranty Deed Form

The Colorado special warranty deed is a legal document whereas  the Grantor of the warranty shall only protect against any defects in the title that had arisen prior to the time that the Grantor acquired the property. This document will not provide protection to the Grantee and will not at any point, obligate the Grantor to defend the Grantee in the event any claims should be presented. The parties must provide signatures in the presence of a notary.

How to Write

Step 1 – The Parties –

  • Submit name(s) of the Grantor(s)
  • Street address
  • City
  • State
  • Check the box indicating the Grantor’s marital status
  • Amount paid  and in receipt by the Grantor
  • AND
  • Name(s) of the Grantee(s)
  • Street address
  • City
  • State
  • Check the applicable box

Step 2 – Property Information – Submit the following:

  • Street address of the property
  • City
  • State
  • The land parcel number
  • Provide the name of the registry location with the original description
  • Book and Page
  • Property’s legal description
  • Square footage of the land
  • Provide information regarding easements and restriction that would run with the land

Step 3 – Signatures – To be submitted before a licensed notary:

  • Both parties must read and agree to the statement provided
  • Provide the Book and Page location of the most immediate previous deed
  • Enter the Date of the signatures in dd/m/yy format
  • Submit the Grantor(s) signature(s)
  • Printed names
  • Date of signature(s) in mm/dd/yyyy format
  • AND
  • Provide Grantee(s) signature(s)
  • Printed names
  • Date the signatures in mm/dd/yyyy format

Step 4 – Notarization of Document –

  • The notary would then procede to witness the signatures of the parties. The notary shall complete the remainder of the document and affix the official state seal
