Colorado Quit Claim Deed Form

The Colorado quit claim deed is a legal document that is used when a Grantor (seller) is selling a parcel of land to a Grantee (buyer). However, whereas other deeds shall provide a sort of insurance the the property is in no way encumbered or restricted, this type of deed provides no promises from the Grantor that they would defend the Grantee, in the event of an unexpected claim on the property. Quitclaim deeds are simply used to correct issues within the chain of title as well as deeds of release without protection. This document, once completed, must be signed in the presence of a notary.

How to Write

Step 1 – Return of Document-

  • In the top left corner of the document, provide the information with regard to whom and where the the document should be returned

Step 2 – The Parties –

  • Date the document in dd/mm/yyyy format
  • Name of the Grantor (seller)
  • County
  • State
  • AND
  • Name of the Grantee (buyer)
  • Legal address

Step 3 – Parties Affirmation –

  • The parties must review the entire statemen
  • Enter the amount received by the Grantee to the Grantor
  • Enter the name of the Grantee
  • Provide the name of the county where the property is situated
  • Submit the legal description

Step 4 – Signatures – Provide signatures before a notary:

  • The parties must read and agree to the statement
  • Signature of Grantor
  • AND
  • Signature of Grantee

Step 5 – Acknowledgement –

  • A notary shall witness and record signatures. Once witnessed, the notary shall continue to acknowledge the validity of the document by completion of the remainder of the form and affixing the official seal
