Arizona Special Warranty Deed Form

The Arizona special warranty deed is a legal document that shall guarantee that the Grantor (seller), during the period of their ownership, have experienced no title issues or problems. The document will also benefit the Grantee (buyer) inasmuch as it will offer more protection than use of a quitclaim deed that offers no warranty to the Grantee(s). A special warranty is more beneficial than a quitclaim yet not as beneficial or as secure as a General Warranty deed. This document must sign in the service of a licensed notary public, once completed.

How to Write

Step 1 – Grantor/Grantee Information –

  • Provide the name(s) of the Grantor(s) (sellers)
  • Street address
  • City
  • State
  • Enter the dollar amount paid to the Grantor(s)
  • AND
  • Enter the name(s) of the Grantee(s)
  • Address
  • City
  • State
  • Check the applicable box

Step 2 – Property Information –

  • Street address
  • City
  • State
  • Enter the land parcel information
  • Provide the name of the the deed registry with the original description
  • Book and page
  • Enter the legal description of the premises
  • Provide the closest possible number of square feet of the land
  • Enter easements and/or restrictions

Step 3 – Signatures –

  • Submit the most recent deed information
  • Book and page of the most recent previous deed
  • Date of signatures in dd/m/yy format
  • The Grantor(s) must enter their signatures
  • Printed name(s)
  • Date signatures in mm/dd/yyyy format
  • AND
  • Grantee(s) must also enter their signatures
  • Printed name(s)
  • Date the signatures in mm/dd/yyyy format

Step 4 – Notarization –

  • Once the notary witnesses and records all signatures, the document will be completed with the remaining required notary information and shall affix the notary’s seal
