Alaska Quit Claim Deed Form |
The Alaska quit claim deed is a legal document that convey any legal as well as equitable rights that the Grantor would have in the property. These rights will not contain any covenant of warranty, therefore the Grantee should expect no protection should a title dispute ever be presented.
Although there is likely some “good-faith” expectation that is implied, to a degree, that the Grantor is unaware of any previous conflicts in ownership, it is possible that should another party present a claim of rights to the property and a quit claim deed has been executed and presented, the Grantor (seller) will in no way, be or become obligated to defend the Grantee’s (buyer’s) right to the position of the property. All interested parties, must sign the document in service of a notary public.
