The Kentucky general warranty deed is a document that shall provide an avenue in which a Grantor may transfer ownership of real property to another person, Grantee or beneficiary. In doing so, the Grantor offers guarantee or warranty that the seller does, in fact, legally own the property. The document offers promise by the Grantor (seller) to the Grantee (buyer), that the title that is provided is good. The deed ensures that there are no liens, no encumbrances and that the Grantor shall defend the Grantee against any claims that may arise stating otherwise.
How to Write
Step 1 – The Parties – Submit the following:
- Name(s) of Grantor(s)
- Address
- City
- State
- Indicate marital status
- Enter the amount paid to the Grantor in U.S. Dollars worded and numerical
- AND
- Grantee(s) name(s)
- Address
- City
- State
- Click the box that applies
Step 2 – Location of Property – Provide:
- The street address
- City
- State
- Land Parcel information
- Location of record with the original description
- Book and Page
- Legal description
- Enter the approximate square footage with any easements or restrictions
- Submit the name of the most previous sellers, book and page of record of the most previous deed on record
Step 3 – Signatures – Before a notary:
- Date the signatures in dd/m/yy format
- Signature(s) of Grantor(s)
- Printed name(s)
- Date of signatures in mm/dd/yyyy format
- AND
- Grantee(s) signature(s)
- Printed name(s)
- Date of signatures in mm/dd/yyyy format
Step 4 – Notarization –
- A notary shall witness and record all signatures and complete the remainder of the document, affixing the official seal in acknowledgement
