The Indiana special warranty deed is a legal document that will be provided by the Grantor shall offer a very limited warranty to the Grantee. The Grantor will only guarantee that they have caused the property no harm and have done nothing to impair the title in their time of ownership.with regard to the sale of a parcel of land as well as the title. The Grantor, by provision of this document promises that they do, in fact, own the property, that they have done nothing to impair or cause damage to the property or the title. The Grantor offers no other protection with regard to property or title.
This document must be signed and approved by all parties in the presence of a notary or any other eligible officer of the courts.

Step 2 – Property Information – Enter:

- Name of the registry location where the original description of the is held
- Book and page
- Legal description
- Square footage of the land
- Easements and restrictions
Step 3 – Signatures – Provide:
- Grantee(s) and Grantor(s) must review the statements
- Name(s) of Grantor(s)
- Book and Page of the most recent previous deed
- Date transfer and signatures in dd/m/yy format
- Grantor(s) signature(s)
- Printed name(s)
- Date signatures in mm/dd/yyyy format
- AND
- Grantee(s) signatures
- Printed name(s)
- Date signatures in mm/dd/yyyy format
Step 4 – Notarization – To be signed in the presence of an officer of the court:
- The notary shall witness and record all signatures
- The notary shall complete the remainder of the document
- The official seal shall be affixed in acknowledgement
