Iowa Special Warranty Deed Form

The Iowa special warranty deed is a document real estate deed whereas the grantor (seller) would offer warranty or would be willing to guarantee the title of the property, only against any possible defects, that may have arisen with a clear title that may have become known during the period of property ownership of the property. The need for special warranty is not necessary from a grantor to grantee against any possible known defects in a clear title that had existed before it’s ownership.

How to Write

Step 1 – Parties –

  • Enter the names of  the grantor(s)
  • Street address
  • City
  • State
  • Check the box that applies
  • Amount paid to the grantor by the grantee to convey property to grantee
  • AND
  • Address of premises
  • City
  • State
  • Check the box indicating “grantee’s position
  • Enter land parcel and all buildings, address, city, state

Step 2 – Property Details – Enter the following:

  • Provide the information regarding the situation of the parcel of land
  • Address
  • City
  • State
  • Submit the name of the deed registry that holds the original deed description
  • Address
  • City
  • State
  • Enter the legal description recorded with the name of the deed registry location holding original description
  • book and page and description
  • Square footage of the land
  • Provide easements or restrictions

Step 3 – Signatures and Acknowledgement:

  • Enter the name of the grantor(s)
  • Enter the book and page of the location of the most immediately previous deed
  • Submit the  date in dd/m/yy format
  • Submit the grantor(s) signature(s)
  • Print name
  • Date signature(s) mm/dd/yyyy format
  • AND
  • Submit grantee(s) signature(s)
  • Printed name(s)
  • Dated signature(s) in mm/dd/yyyy format
  • Once the signatures have been witnessed,the notary public shall complete the notary information and affix the official notary seal
