Georgia General Warranty Deed Form

The Georgia general warranty deed is a legal document known as awarranty deed. This deed is the deed that is used most frequently in the conveyance of real property between a Grantor (seller) and a Grantee (buyer). It is this deed that offers the most optimal protection to the Grantee. It will guarantee that the title is good. With this document the Grantor is willing to defend the Grantee from all claims (if any) that could be made by third parties. Once the document is completed, it must be witness before a notary and should then be filed for recording as soon as possible.

How to Write

Step 1 – Location –

  • Enter the County in which the document shall be executed

Step 2 – Parties –

  • Date the document in dd/m/yy format
  • Provide the name of the Grantor (seller)
  • The County of residence
  • AND
  • Enter the name of the Grantee
  • Enter the sum paid to the Grantor
  • Both Parties must review and agree to the remaining portions of this section

Step 3 – Notarization –

  • The notary will witness the completion of the document. The notary will complete the remainder of the document, in acknowledgement and shall affix the official seal.
