The Florida general warranty deed is a legal document that may be better known as a “statutory warranty deed.” Use of this document, by the Grantor (seller) will offer the Grantee (buyer) title to the property being conveyed against any and all claims. This document is most commonly used in most residential real estate transactions in the state of Florida. Once completed, this document must be signed before a notary public.

How to Write

Step 1 – Document Preparation –

Enter the name of the person completing the form
Submit the name and address of the person(s) to whom the document should be returned
Property Appraiser’s Parcel Identification number

Step 2 – Parties –

Date the document in dd/m/yyyy
Provide the name of the Grantor (seller)
AND
The name of the Grantee (buyer)
Mailing address
Enter the amount paid to the Grantor and is in receipt
Name of the County in which the property is situated

Step 3 – Signatures – Sign before a notary

Both parties must read the statements provided
Enter the year of execution of the document
AND
Witnesses signatures
Printed names
AND
Grantor(s) signatures(s)
Printed name(s)

Step 4 – Notarization –

Once the notary has witnessed the necessary signatures, the notary will provide the remaining information to acknowledge the document.
The notary will affix the official seal
