Georgia Quit Claim Deed Form |
The Georgia quit claim deed is a legal document that is used by a Grantor (seller) as an easy way to sell or gift the property, without warranty. The document is often used in the event of a divorce, or death and essentially allows the Grantor, to “quit” or give away their portion of the interest in the property. In the state of Georgia does not require this particular deed to have a clear title, as a matter of fact, the Grantor may file this document even if they have no legal rights to the property. Once the the document has been executed between the Grantor and Grantee, should other claims be filed with regard to the property, the Grantee could well be left with no legal rights to the property. This document should be carefully considered prior to acceptance.
After the document has been completed, it must be signed in the presence of a licensed notary public and filed as soon as possible for recording.
How to Write
Step 1 – Preparer’s Information –
- Enter the name of the person preparing this form
- Grantee’s Name
- Complete address
- Enter the county in which the document shall be executed
Step 2 – The Parties –
- Date of execution of the document in dd/m/yyyy format
- Enter the monetary payment received by the Grantor from the Grantee
Step 3 – Signature – must be provided in the presence of a notary. Enter:
- The Grantor’s signature
- Signature of witness
Step 4 – Notarization –
- The notary shall witness and record the Grantor’s signature and complete the document in acknowledgement
